6 Property Searches Done by Conveyancers

During the conveyancing process, it's good to have a conveyancer work with you if you're the person buying or receiving any type of property. This is because they can perform certain searches on a property that you typically cannot do on your own, or which may be very difficult and time-consuming to track down.

If you're buying or receiving property of any type, note some property searches that can be done by a conveyancer on behalf of buyers and why these can be so beneficial for you.

1. Authority searches

This will tell you if there are future plans for construction that might affect your property, such as putting in a highway near the parcel which in turn would greatly increase the noise factor.

2. Title register and title plan

This search ensures that the property is owned freely by the person who is selling it, or that they have permission and rights to actually sell it. These are legally required for a person to sell any property and this will protect your ownership of the property once it's purchased.

3. Flood risk

This may affect your plans for construction, or may alert you to the need for a retaining wall or other protection. You may also need to purchase additional flood insurance for the property if you find that there is a potential risk for flooding.

4. Environmental search

This can tell you if there are special factors that might affect the overall environment or health of the soil and groundwater on the property. For example, if something was built over a landfill, there may be added risk of the ground being polluted. An environmental search can alert you to these types of risks.

5. Water authority searches

This search will tell you if there are any public drains on the property that could affect construction plans. You may need to work around these drains for any projects you have planned. This search will also tell you how the water is delivered to the property so you can determine if you need additional plumbing and piping around city or county water supplies.

6. Local searches

Some areas may call for specific searches, for example, if there is a mining industry nearby, a conveyancer may want to search for any reports of poisonous gasses that have escaped due to the mining. Some areas may be at higher risk for the presence of radon gas. A conveyancer can perform searches for reports on these types of special risks that are common in an area where you are planning to purchase property.
